Impact Fees Study
The City of Grand Junction has contracted with TischlerBise to develop an updated impact fee study which is required by the municipal code to be reviewed at least every five years by a consultant.
- The draft Affordable Housing Linkage Fee Study has been prepared and can be accessed online.
- The draft Impact Fee Study has been prepared and can be accessed online.
Impact fee Approval: The City Council unimously approved the impact fee update as well as code text changes on Second Reading at the Regular City Council Meeting on April 2, 2025. The impact fees will become effective January 1, 2026.
Impact Fees Purpose
An impact fee is a one-time payment charged to new development to help ensure that the city can maintain the current levels of service our community expects as growth occurs. Impact fees offset the costs of new capital construction necessary to accommodate new development and growth.
Impact fees can be used to offset costs for:
- Transportation infrastructure
- Municipal Facilities
- Parks
- Public Safety (Fire and Police)
- Affordable housing
